Average house price in Birmingham was £225,000 in May 2024

The provisional average house price in Birmingham in May 2024 was £225,000. This was lower than the average of £231,000 in May 2023 (revised), a 2.4% fall.

Across the West Midlands, the average house price in May 2024 was £251,000, which was more than a year earlier (£244,000).

Across Great Britain, a home sold for an average of £288,000 in May 2024, which was up from the May 2023 average of £282,000.

In the year to May 2024, the average price for semi-detached properties in Birmingham fell by 1.8%, while the average price for detached properties decreased by 3.2%.

For each property type, average prices as of May 2024 in Birmingham were:

• Detached properties: £425,000
• Semi-detached properties: £260,000
• Terraced properties: £206,000
• Flats and maisonettes: £153,000

Average private rents rose in Birmingham

The average monthly private rent in Birmingham was £994 in June 2024. This was an increase from £892 in June 2023, a 11.4% rise.

Across the West Midlands, the average monthly rent was £876, up from £808 a year earlier.

Across Great Britain, the average rent price in June 2024 was £1,271, which was up from £1,170 in June 2023.

The provisional average price paid by first-time buyers was £198,000 in May 2024. This was lower than the revised May 2023 average of £203,000.

In comparison, home-movers in Birmingham paid an average of £259,000 in May 2024. This was lower than £265,000 a year earlier.

In May 2024, the average price was £288,000 in the West Midlands and £332,000 in Great Britain.
